MNG is an active purchaser of single tenant properties in the open marketplace. We deal directly with selling principals and we also cooperate with brokers.
We generally seek attractively priced properties, absolute NNN, with more than 10 years remaining on the lease term. But we're also looking for prime real estate - well located, highly recyclable properties - even when a tenant is noncredit or has financial issues. Notably, MNG will acquire properties that present hidden opportunities - below market rents, lease renegotiation opportunities, leased parcels with additional development potential, properties that require an experienced owner to help work out a problem. We move fast and are the ideal party to salvage and close a deal that has fallen out of escrow.
